Get Free Fire Safety SurveyOur certification status — stated honestly
We are not yet a BAFE, FIRAS or LPCB certified installer, and we do not claim to be. What we hold and what is in progress is listed below and kept up to date.
- Held: CPVC fire-sprinkler pipe installer training (BlazeMaster, 2016 — renewal in progress)
- In progress: manufacturer installer authorisation for water mist and fire/smoke curtains
- Planned for 2027 (not yet applied): independent third-party installer certification — IFC SDI-22 (residential sprinklers) and SDI-25 (water mist); SDI-05 (curtains) as a later scope extension
- Not held: BAFE, FIRAS, LPCB accreditation

How a project runs — survey, design, install, handover
One sequence on every fire job, whether it is a single loft conversion or a block of flats. You always see the design and a fixed price before any materials are ordered.
Survey and flow test
We attend site, record the cold-water flow and pressure, check the electrical supply route and access, and confirm the fire strategy with your architect or fire engineer. For mist this is the pre-installation check: minimum 6 litres/min at 1–10 bar at the pump connection.
- Free initial survey
- Flow and pressure recorded
- Access and containment reviewed
Design and fixed quotation
The system is designed to the manufacturer's DIOM and the relevant standard (BS 9251 for sprinklers, BS 8458 / BS EN 14972-17 for mist, BS 8524 for curtains). You receive drawings, the hydraulic basis and a fixed price for the defined scope — before anything is ordered.
- Manufacturer-compliant design
- Drawings and scope schedule
- Fixed price, no day-rate surprises
Installation
First fix is typically half a day for a dwelling: pump position, the ¾" washing-machine isolation valve connection, a 13 A fused spur within 1 m on FP200 cable with a Type C breaker and no shared RCD. Second fix and heads follow once ceilings and decorations are ready.
- One cold supply per pump
- CPVC or manufacturer pipework
- Occupied properties planned around access
Commissioning and handover
We pressure-test, commission to the manufacturer's form and hand over the certificate, as-installed drawings and O&M information. Maintenance is offered at handover so the system stays certified for its design life.
- Hydrostatic / flow test
- Commissioning certificate
- O&M pack and maintenance offer
Payment follows the direct-appointment model: 10% on design, 60% before materials, 30% on completion — no JCT and no retention. Where an installer certification or manufacturer authorisation is still in progress, the work is specified and installed under the manufacturer's certified system and installer network; our certification register shows the current status of every credential.

Fire suppression — questions we are asked most
Do I need sprinklers or mist for a loft conversion?
It depends on the fire strategy for the building, not on a single rule. Many loft conversions and open-plan ground floors are resolved with a water-mist system, because it avoids enclosing every corridor or upgrading all doors — but the decision belongs to the fire strategy and Building Control. We survey, design to the manufacturer's DIOM and the relevant standard, and coordinate with your architect or fire engineer.
Does water mist need a tank or a booster pump?
No. A mains-fed mist system takes one cold supply per pump at a minimum 6 litres/min at 1–10 bar, terminating in a standard ¾" washing-machine isolation valve. That is the reason it suits loft conversions and HMOs where a sprinkler tank would take the floor area you are trying to create.
How much disruption is an installation?
First fix (a 13 A fused spur within 1 m of the water supply, on FP200 cable, plus the water connection and backboxes) is typically half a day; second fix and commissioning is typically one day. Occupied properties are planned around access and working hours.
What certification do you hold?
We state it plainly: CPVC fire-sprinkler pipe installer training (2016, renewal in progress); manufacturer installer authorisation in progress; independent third-party certification (IFC SDI-22 residential sprinklers, SDI-25 water mist) planned for 2027 and not yet applied for. We do not hold — and do not claim — BAFE, FIRAS or LPCB accreditation. The live register is on our certifications page.
How much does it cost?
Indicative: mist retrofit £1,500–2,500 per dwelling; residential sprinklers from £1,000 per apartment on new-build batches, £7,800–12,500 for a single conversion; curtains from £3,800 per opening; maintenance £250–450/yr for a single dwelling. Every quote follows a survey and design — see the pricing guide above.
Do you maintain systems you did not install?
We can service systems where the design and component records are available. We will tell you up front if a system cannot be maintained to the standard, rather than issuing a certificate that hides a problem.
How long does a project take from survey to handover?
A typical single dwelling is one survey visit, a design and fixed-price stage, one half-day first fix and one day of second fix and commissioning; the certificate and O&M pack follow at handover. Block, care-home and curtain projects are programmed per building around access, other trades and the fire strategy — we agree the programme before ordering.
Can you install in an occupied home or a rented flat?
Yes — most of our residential work is in occupied properties. Because a mains-fed mist system needs no tank, work is planned around working hours, access, protection of floors and furniture, and making good. For rented flats we agree access and any landlord or managing-agent requirements before booking, and we work to the tenancy arrangements you have.
What if my cold mains flow is below 6 litres/min?
We record static and dynamic flow during the survey. If the supply cannot support mains-fed mist, the options are an in-line accumulator or a sprinkler break tank with a Category 5 Type AB air gap, or a BS 9251 sprinkler design. We quote the option that fits the building rather than forcing the lowest-cost system onto a low-flow supply.
Who approves the design — do I still need Building Control?
The fire strategy and Building Control approval stay with your architect or principal designer. We provide the system design, hydraulic calculation, manufacturer data and commissioning certificate for that submission, and we coordinate the interfaces with the other trades so the installed system matches the approved strategy.
